Toll Brothers Mortgage, America's Leading Luxury Lender, seeks a Mortgage Loan Closer for our team at our Corporate office located in Fort Washington, Pennsylvania.
What is the opportunity?
The primary role of the closer is to perform a pre-closing audit of loan files to ensure completeness with RESPA, TILA, and/or TRID as required, along with preparing a loan closing package that is compliant with all of the loan program and product requirements of the Investor. This is to be completed in accordance with the projected closing date. The loan closer is responsible for the preparation of the CD when required under TRID, communicates with the closing agents, loan processors, loan officers, and compliance auditors as required.
What are the primary responsibilities?
- Cursory review of the application package to ensure completeness and compliance with any local, state, and/or federal rules, regulations, guidelines, and laws.
- Cursory review of the final appraisal and to ensure delivery requirements were met in accordance with AIR (Appraiser Independence Requirements)
- Review final sale price letter. Ensure deposits and credits are accurately listed on the Closing Disclosure.
- Through review and acceptance of the following documents:
- Title Commitment, Closing Protection Letter & Wire Instructions
- Hazard Insurance (and HO6 when required)
- Flood Certification
- Flood Insurance (when required)
- Review to ensure LE’s & CCF’s are present when required by regulation.
- TRID preliminary document review including but not limited to the following:
- Closing Agent and/or Title Company fees and license information
- Seller/Builder fees including all HOA dues, proration’s & adjustments
- Complete Realtor information, including license, address, and commission/credits
- Final LE
- Prepare the initial CD in accordance with regulations
- Prepare loan closing packages in accordance with product/program requirements for one of our 21 Correspondent clients.
- Review underwriting approval conditions/milestones to ensure loan is “cleared to close” prior to releasing loan documents.
- Add all “at closing” conditions to the closing instructions as necessary
- Collaborate with the Closing Agent, Toll Brothers, and the Title Company to ensure accurate preparation of the final Closing Disclosure (CD) in accordance with TRID regulations
- Review and Approve final closing figures
- Review and prepare wire and authorize the release of the funds
- Miscellaneous:
- Register the loans with MERS when required
- Review Mavent Compliance Reports to ensure compliance

Do you have these qualifications?
- Essential:
- 1-3 Years Mortgage Experience
- Closing / Processing and/ or Title experience
- Strong Communication and Interpersonal Skills Required
- Ability to multi-task in a fast-paced environment
- Detail-oriented
- Preferred
- College Degree or Equivalent
- 3-5 years closing experience
