Toll Brothers, America's Leading Builder of Luxury Homes, seeks a Design Studio Manager to manage our Design Studio in Draper, Utah. 

 

What is the opportunity?

 

The Design Studio Manager is responsible for the management of the Design Studio and leadership of the
Design Studio Team, ensuring execution of Toll values and a luxury Design Studio experience. This role will
assist in the management of all aspects of operations, including product and option development,
negotiation and pricing, contract documentation and administration, and integration into existing
operations. The Design Studio Manager will work closely with all Design Studio staff members, the
Production and Quality Team, the Community Design and Start-Up Team, and the Sales and Customer
Experience Team to allow for the efficient administration of the color selection and option process, while
also building customer relations. This position may be tasked with handling administrative responsibilities
in the absence of Design Studio Consultants and support staff.

 

What are the primary responsibilities?

  • Design Studio Operations Management/Interdepartmental Communication
    • Attend model home merchandising presentations. Assist with providing guidelines on Available Personal Choices, and ensuring specification of “non-aesthetic options” with Production & Quality Team and Merchandisers
    • Assist on-site Sales Centers regarding physical display/catalog of Included Features and Available Personal Choices as needed
    • Execute a Product Lifecycle Management program for all items available for selection at the Design Studio. Update product sku data/displays to Corporate & Purchasing (Product Rationalization Add/Drops)
    • Ensure accuracy and completeness of Design Studio Product ID forms or notifications to field. Verify Model Home Product ID forms as needed
    • Ensures samples in good standing, labelled, and pricing has been made available. Remove discontinued products and order new as needed
    • Review new floorplans and communities with management prior to finalization for impact/interaction with Included Features and Available Personal Choices for the option catalog. Discuss nuances and details that will impact Design Studio selections
    • Maintain/update Personal Choices catalogue and Black-Market books for each community
    • Assist with NSE Flyers or other incentive programs to increase sales
    • Work with company management on cross-functional procedures and program
    • Continually evaluate Design Studio Procedures Manual and all documents and software used within the Studio
    • Make internal Studio changes as necessary. Coordinate those changes within the rest of
      the company
    • Oversee buyer challenges and conflict resolution and convey difficulties to management
    • Execute a Customer Centric Experience Improvement program where Staff is coached/mentored/trained regarding results and the Buyer is contacted by the studio and held accountable as the point of contact regarding the experience
  • People Management
    • Manage Design Studio staff, including Design Consultants and support staff regarding general personnel responsibilities i.e. expectations outlined in job descriptions, evaluations, compensation, etc.
    • Represent Design Consultants and other Studio staff and their concerns in company management meetings. Relay information from management meetings back to Studio staff
    • Evaluate and enforce design studio policies in design department and inter-departmentally. Create and/or implement procedures and paperwork aligned to achieve stated design studio goals and policies
    • Setup and improve cross-training program efforts for Design Studio and other departments within the company
    • Train new Design Consultants (enforcement and/or development of both product knowledge and sales/personal skills required to have successful Design Consultant(s) and ongoing training for Design Consultants

  • Design Studio Reporting/Analysis (in the absence of support staff)
    • Preparation of reports, analysis of reports, general recommendations/improvements regarding findings, etc. Review Design Studio Flow Chart and Average Spending and margin reporting maintained by Design Studio Admin
    • Use all available resources, including trade publications, conferences, Trade Partners, internet research, interior design research, etc. to continually update National Programs and Community Included Features and Available Personal Choices, deleting/adding as necessary
    • Create and fine-tune option packages with design team and management
    • Review buyer surveys and collect testimonials for community websites
    • Responsible for sales/profit goals and benchmarks
    • Work with Purchasing Manager to oversee budget for Design Studio and assist management in creating the Design Studio’s business plan and projections
  • Aid Design Studio Consultants, as necessary
    • Layout of buyer selections from browsing or 1st appointment to prepare for DS Consultants
    • New home buyers with color selections & options for interior finishes
    • Performing follow up with customer issues
    • Changes or revisions to buyer packages
    • Processing buyer packages to submit to field team
  • Administrative Tasks (in the absence of support staff)
    • Schedule and confirm Design Studio appointments. Maintain master Studio calendar, including Trade Partner training, Studio meetings, and buyer appointments, etc.
    • Preparation of all buyer files prior to Design Studio appointment, and prior to each new community opening
    • Preparation of all preview packets (clipboards) for Orientation/Open Browsing programs
    • Maintain all Community information for pricing and products in shared network drive
    • Maintain physical Design Studio environment and displays. Return samples to appropriate
      locations
    • Prepare and send buyer communication letters, thank you cards, etc. Act as Orientation/Tour guide during Open House and/or Preview times
    • Greet prospects/buyers as they enter Design Studio, offer refreshments, maintain refreshments
    • Answer phones
  • All other duties as assigned

Do you have these qualifications?

  • Essential:
    • College degree
    • Must possess a background which demonstrates an understanding of all operational dynamics of the homebuilding process, with an emphasis on project or purchasing management
    • Excellent computer skills (MS Excel)
    • Excellent customer service, problem-solving and communication skills
    • Valid driver’s license and clean driving record
  • Preferred:
    • Blend of design coordination (colors, textures, finishes & styles) and sales experience
